Leak detection & pipe repair

A wet patch on the ceiling, a quietly climbing water bill, the faint smell of damp on the wall — three signs your plumbing is asking for attention. We trace and fix the cause, not just the symptom.

Most leaks in Malaysian homes hide inside walls, under floor screed, or above false ceilings. By the time water shows up in the room you're standing in, the source can be several metres away. Demolishing tiles to "have a look" is rarely the right first move — and it's almost never the cheapest.

Our leak teams arrive with three pieces of kit that change how much we need to break: an acoustic ground microphone for pressurised pipe noise, a FLIR thermal camera for warm-side leaks behind plaster, and a tracer-gas rig for the trickier cold-water mysteries. Nine times out of ten we mark the spot to the nearest 100 mm before any tile gets touched.

What's included on a typical visit

  • System-pressure check at the meter and after the master valve
  • Thermal scan of suspect wall and ceiling areas, photographed for your records
  • Acoustic tracing along the pressurised circuit
  • Written diagnosis with the location, suspected pipe material, and recommended repair
  • An itemised quote covering parts, labour, tile lift, and reinstatement

How we actually repair

We work in three pipe materials in Malaysian homes — copper for older terraces, PPR for most condos built in the last decade, and PEX where flexibility helps in retrofits. The right fix depends on what's there, not what we happen to stock that week.

Copper

Cut, deburr, flux, solder. We bring a Mapp gas torch and never use compression on hidden runs. Old galvanised that's seen its day gets replaced rather than patched.

PPR (polypropylene)

Heat-fusion welded with calibrated jaws. We hold the joint for the manufacturer-specified cool time so you get a true monolithic bond, not a quick squeeze that fails in eighteen months.

PEX

Press-fit or expansion crimped. Useful when the original chase is awkward and re-routing through the ceiling void will save you a re-tile.

What you should know about pricing

A typical leak diagnosis runs RM280 – RM450 in the Klang Valley. Repairs depend almost entirely on access — getting to the pipe is usually 70 % of the cost. We quote both halves separately so you can see exactly where the money goes, and we never bundle "miscellaneous" charges.

Common questions

About leak work

Will you have to break my tiles?

Sometimes yes, often no. We always confirm the location to within a tile or two before any cutting. Where we do open up, we save the offcuts and reinstate with matching grout colour where stock allows.

Do you handle insurance claims paperwork?

We provide an inspection report, photo log, and itemised invoice that most Malaysian home insurers accept directly. We don't deal with the insurer on your behalf, but we make the paperwork easy.

Is a slow leak really worth fixing now?

Yes — usually for two reasons. The water bill alone often pays for the repair inside a year, and the rebar behind a sustained leak can corrode and stain through the next paint job within months.
